Union County seeks homeowners for rehabilitation project

Union County seeks homeowners for rehabilitation project

GRADD is working with local officials to submit a Community Development Block Grant (CDBG) application to fund the rehabilitation of ten existing houses within Union County.

“All Union Countians deserve affordable, safe, and sanitary housing,” said Judge/Executive Jody Jenkins. “And this grant would go a long way towards that goal.”

To be eligible for assistance, local homeowners must: reside in the structure proposed for rehabilitation, possess a deed/title in the name of the homeowner, and meet income guidelines (e.g., below $43,301 annual gross income for a household of four).

Funding will help build more lower income housing units in Union Co.

GRADD’s Green River Housing Corporation (GRHC) has secured $654,000 in Kentucky Housing Corporation (KHC) funds to construct five additional duplexes for low- and moderate-income households in Union County.

North Morgan Residences, built by Pivot Construction, LLC / Joe Mattingly Builders of Henderson, is a development located in the 800 block of North Morgan Street in Morganfield. Pivot, who will also own and manage the new units, has previously constructed five duplexes on the property.

The project’s initial phase is 95 percent complete, with five of the ten units already leased.

Phase II, set to begin next summer, will be funded through KHC’s HOME Investment Partnerships (HOME) and Small Multifamily Affordable Loan (SMAL) programs. Other funding will include private and local funds, labor, and materials, totaling $208,730.

As a result of an amendment to the Kentucky Constitution, residential property owners who are 65 years or older are eligible for an exemption. Some can save thousands of dollars by filing before the end of the year.

When it started sometime in the 1960's the amount of the exemption was only $6500.  Now it is $34,000.  Mobile homes also qualify for the exemption.

The following guidelines apply to this Homestead Exemption:
